Property Value
Do shutters add value
to your home?
Yes, they do. Interior shutters are one of the few home improvements that estate agents consistently identify as adding measurable value to a property. Here is the evidence, what buyers actually look for, and an honest assessment of when shutters are and are not a good investment.
The short answer
Yes. Estate agents consistently list interior shutters as a feature that adds measurable value to a property. The reason is straightforward: shutters are a permanent architectural feature, not a removable furnishing.
Unlike curtains or blinds, shutters stay with the house and become part of the property. When a buyer walks into a room with shutters, they see a finished space. They do not need to budget for window treatments. They do not need to measure up, choose fabrics, or wait for fittings. The room is complete.
This is why estate agents treat shutters differently from other window coverings. Curtains are listed under "furnishings included" at best. Shutters are listed as a feature of the property itself, alongside fitted kitchens and quality bathrooms.
What estate agents say
Shutters make rooms photograph better
In a market where the vast majority of buyers start their search online, photography matters enormously. Shutters create clean, crisp lines around windows. They let in natural light without the visual clutter of fabric. They make rooms look bigger, brighter, and more considered. Estate agents and property photographers consistently say that rooms with shutters are easier to photograph well.
They signal quality and investment
When buyers see shutters, they read them as a sign that the owner has invested in the property. Shutters suggest attention to detail. They sit alongside features like quality flooring, well chosen kitchen fittings, and considered lighting. They tell the buyer that this is a home that has been looked after.
They appeal to almost everyone
Property styling experts recommend shutters specifically because they are neutral, clean, and timeless. Bold wallpaper divides opinion. Statement curtains might not suit the next owner's taste. But white or off white shutters work with virtually any interior style. They are one of the few design choices that does not narrow your buyer pool.
They make small rooms feel bigger
By keeping window sills clear and eliminating the bulk of curtains hanging either side of the window, shutters make rooms appear more spacious. In smaller Scottish flats and terraced houses, this effect can be significant.
How much value do they add?
There is no exact percentage, and we will not pretend otherwise. The Royal Institution of Chartered Surveyors does not publish a specific uplift figure for shutters, and anyone who gives you a precise number is guessing.
What we can say, based on conversations with estate agents across Scotland, is that shutters consistently help properties sell faster and at asking price or above. They are seen as a premium finishing touch that lifts the perceived quality of the entire home.
A rough guide: the return on investment for shutters is better than most home improvements because they last 50 years or more and remain in fashion. Compare that to a new kitchen (which dates within 15 to 20 years), a bathroom refurbishment (10 to 15 years before it feels tired), or a garden makeover (which requires ongoing maintenance). Shutters are genuinely fit and forget.
The strongest value argument is not about a percentage uplift. It is that shutters make your home more attractive to more buyers, which means more competition, which means a better final sale price. That is how property value actually works in practice.
Why shutters hold value but curtains and blinds do not
The distinction comes down to one word: fixture. Shutters are a permanent fixture, like a fitted kitchen or a bathroom suite. They are attached to the property. They are included in the sale. They are part of what the buyer is purchasing.
Curtains and blinds are furnishings. When buyers view a property with curtains, they mentally add the cost of replacing them. Even if the curtains are beautiful and expensive, the buyer knows they will want their own choice. That means curtains add nothing to the perceived value of the property.
The key differences
Shutters do not go out of fashion. The design has been used in homes for centuries and shows no sign of falling out of favour.
Shutters do not fade, fray, or date. Quality hardwood shutters can be sanded and refinished if you ever want to change the colour.
Curtains and blinds are furnishings that the buyer expects to replace. This is the key distinction that separates shutters from every other window treatment.
The rooms where shutters add the most value
Living rooms and bedrooms
These are the rooms that buyers spend the most time evaluating. They are the rooms featured most prominently in property listings. Shutters in a living room or main bedroom create an immediate impression of quality that carries through the rest of the viewing.
Bay windows
Bay windows with shutters have a dramatic visual impact. The shutters follow the angles of the bay perfectly, creating a feature that is difficult to achieve with curtains or blinds. If you have bay windows, shutters are one of the highest impact improvements you can make.
Period properties
In Victorian and Georgian homes, shutters suit the architecture in a way that modern blinds simply cannot. Many period properties originally had internal shutters. Fitting them restores an authentic design element that buyers of period homes actively look for.
Open plan living areas
In modern open plan spaces, shutters provide a cohesive look across multiple windows. They create a unified visual language that ties the space together. Trying to achieve the same effect with curtains across an open plan area almost always looks cluttered.
Kitchens and bathrooms are lower impact for property value, not because shutters look bad in those rooms, but because buyers frequently renovate kitchens and bathrooms to their own taste. The shutters may not survive a full kitchen refit.
When shutters do not add value
We would rather be honest about this than pretend shutters are a universal solution. There are situations where the value argument does not hold.
Short term rentals
If the property is a buy to let with high tenant turnover, shutters are not going to influence your rental yield in most cases. Tenants rarely factor window treatments into their rental decisions. The exception is high end rentals where the overall specification of the property justifies premium rent.
Properties in very poor condition
If a house needs a new roof, rewiring, or major structural work, shutters on the windows will not shift the needle. Buyers of renovation projects expect to strip everything back. The money is better spent on the fundamentals first.
Very modern minimalist new builds
Some contemporary homes are designed around floor to ceiling glazing with integrated electric blinds. The aesthetic is clean glass and technology. Interior shutters would not suit the architectural intent, and buyers of those properties are looking for a different kind of finish.
Bottom of the market
Properties priced at the very bottom of the market attract buyers who are purely price driven. They are looking for the lowest cost per square foot, not premium finishes. Shutters would be over capitalising for that segment.
Shutters as a long term investment
Quality hardwood shutters have a lifespan of 50 years or more. They can be sanded and refinished if you want to change the colour. The louvre mechanisms are engineered to withstand decades of daily use. This is not marketing language. It is a statement about how the product is built.
Consider what that means in practice. The average homeowner in the UK moves every 23 years. Your shutters will likely outlast your time in the property. They will still be working perfectly for the next owner, and quite possibly for the owner after that.
Compare that to other window treatments. Good quality curtains last 7 to 10 years before fading and wear take their toll. Roller blinds last 5 to 8 years. Venetian blinds last 10 to 15 years. Over a 50 year period, you would replace curtains five or six times. That is five or six rounds of choosing, ordering, waiting, and fitting.
When you calculate the cost per year over a lifetime, shutters are often the most affordable window treatment option. The upfront cost is higher, but the cost per year of ownership is remarkably low. Unlike most home improvements, shutters actually last longer than the average time between house moves.
Common questions about shutters and property value
Do estate agents value shutters when they do a property valuation?
Estate agents do not assign a specific pound figure to shutters the way they might for a new kitchen or bathroom. However, they consistently note shutters as a positive feature that contributes to the overall presentation and perceived value of a property. Well presented homes sell faster and attract stronger offers, and shutters contribute directly to that presentation.
Should I install shutters just before selling my house?
It depends on the property. If you are planning to sell within a few months and want to maximise your asking price, shutters can help your home photograph better and stand out on Rightmove and Zoopla. But the best return comes from installing shutters early and enjoying them yourself for years before the sale. The value to you during that time is part of the equation.
Do shutters stay with the house when you sell?
Yes. Shutters are classified as fixtures, not furnishings. They are attached to the window frame or recess and are included in the sale of the property by default. This is one of the reasons they add value. Unlike curtains or blinds, the buyer inherits them and does not need to budget for window treatments.
Are shutters a better investment than new curtains?
In terms of property value, yes. Curtains are furnishings that a buyer expects to replace with their own choice. Shutters are a permanent architectural feature that becomes part of the house. In terms of longevity, quality shutters last 50 years or more. Most curtains need replacing every 7 to 10 years due to fading, wear, and changing tastes.
What shutter style adds the most value?
Full height shutters in white or off white are the safest choice for adding value because they appeal to the widest range of buyers. Bold colours or unusual configurations might suit your taste perfectly, but a neutral, classic shutter will appeal to virtually everyone viewing your property.
Will shutters help my home sell faster?
Estate agents across Scotland consistently tell us that homes with shutters photograph better for online listings and make a stronger first impression at viewings. Properties that present well tend to generate more interest and sell more quickly. Shutters are one of several factors that contribute to a well presented home.
